The Vision

The goal for the Waikari Valley project was to create a sleek, modern dwelling that could withstand the unique demands of a high-wind zone and a region known for its seismic activity. The vision called for a design that maximized natural light through large, strategically placed windows while ensuring the interior remained a consistent, comfortable temperature year-round. The client sought a building system that offered superior thermal performance without compromising on architectural freedom.

The Design and Build

The architectural plans reveal a sophisticated layout that utilizes the site's natural topography. The home features a distinct profile with corrugated Zincalume cladding, giving it a contemporary yet durable exterior. Inside, the design emphasizes open spaces, with a 45-degree roof pitch that creates dramatic, high ceilings.

Large windows on the north elevation, comprising nearly 45% of the wall area, were designed to capture passive solar gain, while the south elevation was kept more enclosed to minimize heat loss. This thoughtful orientation ensures that the home feels connected to the expansive Waikari landscape while maintaining a highly efficient thermal envelope.

The Formance Advantage

At the core of this home’s success is the Formance Structural Insulated Panel (SIP) system. Formance panels were the natural choice for a project where thermal excellence and structural strength were non-negotiable.

  • Superior Thermal Performance: By using 165mm Formance wall panels and 215mm roof panels, the build achieved R-values significantly higher than traditional timber framing. Specifically, the walls achieved an R-value of 4.3 and the roof an impressive R-5.7. This high level of insulation, combined with the inherent airtightness of the Formance envelope, prevents uncontrolled air movement and reduces heat loss, ensuring the home stays warm with minimal active heating.
  • Seismic Resilience and Strength: Located in an earthquake-prone region, the home benefits from the huge strength and ductility of SIPs. The "web-and-flange" structural strength of Formance panels allows the building to handle axial, bending, and shear loads, providing peace of mind in high-wind and seismic events.
  • Construction Speed and Precision: The use of Formance SIPs allowed the building shell to be closed in much faster than traditional methods. Because the panels are manufactured under controlled factory conditions to precise shapes, the installation process was efficient, saving weeks on the standard build program.
  • Sustainability: Formance panels are an eco-friendly choice, utilizing 90% of the tree wood in their production compared to around 25% for traditional timber framing. The EPS core is 100% recyclable, and the overall system proved to be approximately 60% more energy-efficient than traditional construction.
